What kind of pets do you allow? Do you permit exotic pets?
Pets are defined as dogs, cats, fish, and birds. Exotic pets are not permitted.
How many pets may I have?
Each apartment home is allowed a maximum of two pets. Certain aggressive breeds may be restricted. All pets must be registered with the office through a third party pet screening company.
Are there any deposits, special fees, or monthly charges to have a pet?
Pet Fee: $300/$500
Pet Rent: $30/mo. per pet
What are the income and credit qualifications?
The gross monthly income must equal 2.5 times the monthly rent per household. If a Lease Contract Guarantor is required or authorized, the Guarantor gross monthly income must also equal four times the monthly rent in order to qualify as a Guarantor. All monthly income will be verified.
What is acceptable proof of income to sign a lease?
One or more of the following documents must be submitted by the Applicant or Guarantor within 48 hours of the date of application: Last two paycheck stubs, current bank statement showing recurring payroll deposits, last year’s income tax return. Due to the incidence of fraud in rental applications, we may request all verification documents be tendered by the applicant in “hard copy” format. Applicants whose proof of income is bank statements showing cash deposits will need to provide verification of income via tax returns.
What happens if I qualify for an apartment, but my roommate does not?
We use third party screening to verify and evaluate all applications for residency. The third party screener will evaluate information provided with a scoring model that is uniform, fair, and unbiased for all applicants. Once the third party provider evaluates all the information, a recommendation will be given on whether the applicant meets the criteria set forth for all new residents in order to be approved for residency. If the application is denied, you will receive specific contact information from the third party provider to which any direct questions can be directed.
Is my security deposit totally refundable?
Yes, if all contractual obligations are met.
If I get a job transfer, can I break the lease?
Yes, with paid lease termination fee.
Can I change to a month-to-month lease plan after my first year?

Rent is due on the 1st of the month and is considered late on the 4th of the month. Late rental payments are issued a $150 fee.

Will you accept electronic payments from my bank?

There is a person who might be staying with me for a while, is that permitted by the lease?
